Planned across roughly two acres, the development will consist of a single high-rise tower with fewer than one hundred residences. The homes are expected to include large three- and four-bedroom configurations designed to emphasise privacy, scale and open interior spaces. Market estimates indicate that individual residences will be positioned in the ultra-luxury segment with prices beginning at around ₹10 crore.

Industry analysts say the arrival of branded residences in this part of Gurugram signals a deeper shift in the region’s luxury housing market. While high-end apartments have long been part of the city’s real estate landscape, globally designed residential projects associated with internationally recognised lifestyle brands are now becoming a distinctive niche within the premium segment. Real estate consultants note that such developments often combine architecture, interior design and lifestyle amenities under a unified concept. In the current project, the residential interiors are being conceptualised by an international design studio, while architectural planning has been entrusted to a global design practice known for contemporary high-rise structures. The architectural design departs from traditional rectangular tower formats, instead incorporating sculptural forms and curved building volumes. Planners say these elements are intended to improve natural light penetration, ventilation and spatial flow within residences. Such design strategies are increasingly used in luxury projects to balance aesthetic expression with functional efficiency.

Developers involved in the project have also indicated that sustainability considerations influenced aspects of the design. Orientation of the building, sun exposure and prevailing wind patterns were studied to enhance thermal comfort and reduce energy demand within the structure. Urban planners say these approaches reflect a broader trend in high-rise housing where environmental responsiveness is becoming a key design factor. Beyond private residences, the tower is planned as a self-contained lifestyle ecosystem. Proposed facilities include a clubhouse, wellness areas, recreational spaces and community zones intended to support social interaction among residents. Such integrated amenity environments are now common in branded residences, where lifestyle programming is considered as important as the built form itself. Gurugram’s Golf Course Road corridor has emerged as one of the region’s most valuable residential and commercial districts, supported by metro connectivity, corporate offices and proximity to Delhi. Property analysts say the corridor continues to attract luxury housing investments due to limited land supply and strong demand from high-net-worth buyers.

Urban development observers believe the emergence of branded residences in Gurugram reflects a broader transformation of India’s premium housing sector.
