In one widely circulated video, a resident recorded the view from a balcony, noting that the usual cityscape was completely hidden and sarcastically referring to the conditions as a “cloud of smoke.” An official from the Western NCR Pollution Control Board explained that Gurgaon’s AQI had surpassed 500 that morning, categorising the air quality as hazardous. “Levels above 300 are already considered dangerous, and exceeding 500 poses severe health risks, particularly for children, the elderly, and those with respiratory conditions,” the official noted. Experts emphasised that urban growth, coupled with inadequate green cover and limited enforcement of emission regulations, contributes to these spikes.
Industry analysts pointed out that such air quality events can influence real estate perceptions. “High pollution levels affect the perceived desirability of premium residential projects, particularly those marketed with open views and outdoor amenities. Buyers are increasingly aware of environmental factors when selecting properties,” an urban planning consultant said. The smog event also demonstrates the pressing need for sustainable urban planning measures in Gurgaon. Officials from the city’s municipal authority confirmed that long-term strategies under the regional climate action plan include increasing tree cover, implementing stricter vehicle emission norms, and promoting public transportation to reduce dependency on private vehicles. Urban experts advocate for integrating air-quality monitoring into residential and commercial projects, along with green building certifications, to ensure both environmental resilience and resident well-being.
