GujRERA Pushes for Transparency in Real Estate Market

Ahmedabad: In a bid to enhance transparency and safeguard homebuyers, the Gujarat Real Estate Regulatory Authority (GujRERA) is initiating a comprehensive campaign to tackle the proliferation of unregistered real estate projects. This initiative comes in response to a growing number of developments operating without proper RERA registration, potentially jeopardising the interests of property investors.

GujRERA’s latest endeavour seeks to educate the public about the critical importance of investing in RERA-registered projects. This move is aimed at empowering citizens to identify and report non-compliant projects, thereby fostering greater accountability within the real estate sector. The authority has identified several projects operating under various municipal and urban development jurisdictions that are yet to secure RERA registration. “We are actively pursuing these projects and addressing the issue,” stated a senior official from GujRERA. “However, a significant part of our mission is to educate the public about the potential risks and benefits of RERA registration.”

A key concern highlighted by GujRERA is the practice of pre-launches, where developers market projects with promotional materials and contact information prior to securing RERA registration. This practice can leave investors exposed to significant risks, as they may invest in projects lacking the protections afforded by RERA regulations. To combat these practices, GujRERA’s awareness programme will focus on encouraging homebuyers to exercise caution and report any pre-launch activities that bypass RERA registration. The authority has emphasised that projects marketed without RERA registration may face penalties of up to 10% of the project cost.

“Under RERA, homebuyers are entitled to various safeguards,” the official explained. “For instance, delays in possession or substandard construction quality can lead to compensation claims through the RERA grievance redressal mechanism.” GujRERA plans to run this awareness campaign for the next three years, aiming to boost compliance and educate buyers about their rights and protections under the RERA framework.
