Vapi has taken a major stride towards organised urban development with the Gujarat government’s approval of the city’s first-ever town planning (TP) scheme.
This landmark move, known as TP No.1, covers 126 hectares west of the Custom Frontier Road, signalling the beginning of a structured planning framework that aligns with the city’s recent elevation to municipal corporation status in January 2025.Until now, Vapi’s urban growth operated without formal planning regulations since its municipal inception in 1995. The absence of a cohesive TP scheme had led to fragmented land parcels, irregular plot shapes, and inadequate infrastructure access—challenges that hampered both residents and developers. The approval of this scheme represents a transformative step towards resolving these long-standing urban complexities.
Municipal Commissioner Yogesh Chaudhary emphasised the practical impact of the plan, noting how many internal plots currently lack proper road connectivity. This has forced developers to acquire adjoining land merely to create access routes, driving up costs and complicating infrastructure provision. The new scheme aims to rationalise land use, ensure accessible roads, and create a balanced urban layout that can sustainably accommodate growth.Crucially, TP No.1 includes dedicated allocations for public amenities such as parks, community halls, affordable housing for economically weaker sections, healthcare facilities, libraries, and recreational spaces. This holistic approach reflects an urban vision that prioritises social equity and environmental sustainability, aiming to enhance quality of life as Vapi expands industrially.
Strategically positioned on the Mumbai-Delhi industrial corridor, Vapi is a prominent hub for chemical manufacturing and allied industries. Its economic dynamism has attracted investment from Gujarat and neighbouring Maharashtra, making the need for clear, predictable land-use policies even more urgent. The TP scheme is expected to provide the regulatory certainty that businesses require while reassuring residents about balanced urban growth.Urban planners note that formalising Vapi’s land-use and development controls will streamline infrastructure delivery and service provision, addressing historical inefficiencies. The Vapi Municipal Corporation plans to begin infrastructure work within the TP No.1 zone this year, focusing first on primary roads and essential public utilities. This phased approach will be followed by secondary road development and parallel planning schemes for other city sectors, signalling a comprehensive citywide urban renewal effort.
This pioneering initiative reflects a broader push across Indian cities to adopt zero net carbon, eco-friendly, and inclusive planning models. By embedding social infrastructure alongside industrial expansion, Vapi’s new town planning scheme seeks to ensure sustainable, equitable urban development that leaves no community behind.
