Greenbase, the Hiranandani Group-backed industrial and warehouse infrastructure venture, plans to invest ₹2,000 crore to develop about 5 million sq ft of industrial and logistics space on the outskirts of Chennai, the company said. The project is expected to be completed within two years.
The development will cover a 215-acre land parcel across two locations: about 160 acres in Palur, near Oragadam, and 55 acres in Arani, near Gummudipoondi. Greenbase said land acquisition has been completed and that the project will be financed through a combination of equity and debt.
The proposed facilities are intended to serve demand from manufacturers, logistics operators and emerging industrial sectors in Tamil Nadu. Greenbase CEO N Sridhar said the company is seeing interest from high-tech manufacturing, battery energy storage systems, electric vehicles, defence, electronics, industrial automation, robotics, advanced manufacturing, automotive and auto components.
The Arani facility is located close to Gummudipoondi, where large-scale battery and energy storage systems and industrial electronics facilities are expected to come up under the Union government’s Electronic Manufacturing Cluster 2.0 programme. Sridhar said Greenbase has finalised discussions with several prospective anchor companies, including some in Gummudipoondi.
The company’s current expansion is being positioned as the second phase of its business, referred to as Greenbase 2.0. Greenbase is a joint venture between the Hiranandani Group and private equity firm Blackstone, and has existing industrial parks at Oragadam in Chennai and Talegaon in Pune.
Greenbase is targeting 9 million to 10 million sq ft of Grade A industrial infrastructure across India. The company expects Tamil Nadu to account for about 50% to 60% of that development. Its wider investment outlay is estimated at around ₹3,500 crore over three to five years, with additional projects planned or under evaluation in Pune and the Mumbai Metropolitan Region, including the Bhiwandi-Vada region.
The company is also identifying opportunities in Coimbatore and Hosur and evaluating a project in Tuticorin. Three additional locations in southern India could together account for a further 100 acres of development, according to Sridhar.
The expansion comes as industrial corridors around Chennai continue to attract manufacturing and logistics activity. Oragadam and Gummudipoondi are among the locations being targeted by companies seeking access to industrial land, transport links and supporting supply-chain infrastructure.
Niranjan Hiranandani, chairperson of the Hiranandani Group, said global manufacturers were seeking dependable ecosystems, faster execution, sustainability and infrastructure capable of supporting long-term scale.
Greenbase said the Chennai-area project is expected to be completed in two years. The company’s next steps include developing the two sites and advancing discussions with anchor occupiers.
