Green Light for Noida Metro Expansion

The Uttar Pradesh Cabinet has recently approved the detailed project report for extending the Noida Metro’s Aqua Line from Sector-142 to the Delhi Metro’s Botanical Garden station. This ambitious project, with an estimated cost of INR 2,254.35 crore, now awaits final clearance from the central government.The proposed extension aims to enhance urban mobility by offering a more efficient and reliable public transportation option. Spanning 11.56 kilometres, the new stretch will feature eight additional stations, including significant stops at Botanical Garden, Noida Sector-44, and Noida Office. This development is poised to significantly improve connectivity within Noida and its surrounding areas.

The impact of the Aqua Line extension is expected to be particularly profound on Noida’s real estate market. Enhanced connectivity is a crucial driver of real estate investment, and the areas around the new metro stations are likely to witness a surge in property demand. This uptick in demand could lead to an appreciation in property values, benefitting residential and commercial sectors in regions such as sectors 44, 93, 97, 105, and 108.

Officials from the Noida Metro Rail Corporation (NMRC) have underscored the project’s importance in providing seamless connectivity for commuters. The extension will enable easy interchange between the Aqua Line and the Blue Line at Botanical Garden station, facilitating direct access to the Indira Gandhi International Airport via the Magenta Line. This multimodal integration is expected to streamline commuting for thousands of daily travellers, making their journeys more convenient.Beyond transportation, the proposed corridor is anticipated to open up new real estate opportunities. Developers are keenly eyeing the potential for new projects, driven by the increased demand for both housing and commercial spaces. The Botanical Garden station, set to become a major interchange hub, is likely to attract substantial commercial development, positioning it as a prime location for businesses and retail outlets.The project is projected to have an initial ridership of approximately 80,000 commuters, underscoring its significance within the region’s transportation network. The final approval from the central government will be a critical milestone in realising this ambitious infrastructure project.
