In a strategic move to alleviate traffic congestion and promote sustainable urban development, the Mumbai government has set forth a proposal to amend the Development Plan (DP) for the implementation of Transit-Oriented Development (TOD) along the Metro 3 route.
The amendment, proposed by the State Government’s urban development department (UDD), aims to offer builders additional Floor Space Index (FSI) within 500 metres of the underground Metro 3 line, provided they integrate their projects with the metro through vestibules. The Metro 3 route, currently under construction by the Mumbai Metro Rail Corporation Limited (MMRCL), is set to connect Seepz with Cuffe Parade, with future plans to extend the line to Navy Nagar. The proposed TOD initiative is designed to enhance connectivity and reduce road traffic by enabling residents and office-goers in the vicinity to seamlessly access metro stations through the strategically placed vestibules.
To facilitate this visionary project, the TOD zone will be meticulously delineated by the municipal commissioner over the next two months. The Mumbai Metropolitan Region Development Authority (MMRDA) and MMRCL are committed to providing necessary resources and technical assistance to the Brihanmumbai Municipal Corporation (BMC) for site surveys and planning. This transit-oriented approach aligns with global urban development trends, emphasising efficient land use and integrated transportation systems.
