Google India Renews Office Lease in BKC for INR 4.5 Crore

In a significant move, Google India Private Limited and Google Cloud India Private Limited have renewed their office space leases at the prestigious Bandra-Kurla Complex (BKC) in Mumbai. The two tech giants have secured prime office space in the First International Financial Center (FIFC), a key commercial hub in Mumbai, with the lease renewal officially registered in February 2025.

According to property registration documents accessed from the Inspector General of Registration (IGR) website, Google India has extended its lease for an office space covering 1,10,980 square feet (approximately 10,310 square meters) across two floors at FIFC, Bandra East. The lease, commencing from June 2025, comes with a monthly rent of INR 3.55 crore, and includes a rent escalation clause that provides for a 15% increase after 36 months. Additionally, the tech firm has paid a security deposit of INR 9.64 crore, and the transaction incurred a stamp duty of INR 1.87 crore and registration charges of INR 30,000. Simultaneously, Google Cloud India has also renewed its lease at the same commercial development, securing 38,678 square feet (approximately 3,593 square meters) across a single floor. This lease agreement stipulates a monthly rent of INR 1.24 crore, with a similar 15% rent escalation after 36 months. A security deposit of INR 3.13 crore has been paid, alongside a stamp duty of INR 66.92 lakh and registration charges of INR 30,000. Both leases are set to run for five years, starting from June 2025.

BKC, Mumbai’s central business district, continues to be the epicenter for the city’s financial and corporate sectors. Home to some of India’s top banks, financial institutions, and multinational corporations, BKC boasts a strategic location that offers exceptional connectivity via the Western Express Highway, Bandra-Worli Sea Link, and the international airport. With the upcoming metro network, BKC’s appeal as Mumbai’s most sought-after commercial real estate destination is further solidified. The renewal of these office leases by Google India and Google Cloud India underscores the importance of BKC as a commercial hotspot and highlights the growing demand for high-quality office spaces in the city. These leases, valued at over INR 4.5 crore per month collectively, reflect the premium nature of office spaces in one of Mumbai’s most coveted business districts.
