GO.RED Pioneering Sustainable Real Estate in India

GO.RED, short for Green Orbit Real Estate Development, is revolutionising the Indian real estate landscape by committing to environment-friendly projects nationwide. Despite 94% of Indian real estate firms acknowledging the potential of green buildings, few have taken decisive action. GO.RED stands out by fostering not only sustainable development but also full-scale green ecosystems.

During the pandemic, as people retreated indoors, the need for sustainable architecture became apparent. The shift to remote work highlighted the importance of healthier living spaces filled with natural light, clean air, and non-toxic materials. This period underscored the necessity for buildings that could adapt to evolving lifestyles and societal needs. GO.RED emerged with a vision prioritising sustainability, resilience, and well-being. In contemporary India, every second occupier considers signing a green lease agreement a top priority. However, there is a shortage of developers to meet this growing demand. GO.RED recognises this gap and is dedicated to delivering eco-friendly structures and comprehensive green ecosystems.

Tier-II cities are becoming major real estate markets, with large land parcels offering significant development potential. “Over 44.4% of total land acquisitions between January 2022 and October 2023 occurred in Tier-II and Tier-III cities,” says a GO.RED official. “This trend indicates real estate’s expansive potential in these regions, with an 11% annual increase in housing sales in the top 30 Tier-II cities between 2023-24. This surge could drive sustainability across India.” GO.RED is advancing its sustainability mission through developments in urban hotspots like Dehradun, Alwar, Lucknow, and Varanasi. These projects span residential, commercial, educational, and institutional sectors, all aligned with eco-friendly practices. Moreover, these are not just stand-alone structures but integrated green ecosystems.

India’s real estate sector is projected to grow at a compounded annual growth rate (CAGR) of 18.7% from 2020 to 2030. As of September 2023, 82% of new Grade A office supply is green certified. GO.RED is accelerating this trend towards green development. “Consumers today prioritise health and sustainability,” says Mr. Vijai Shankar. “We aim to meet these demands with forward-thinking designs and eco-friendly innovations, enhancing comfort while minimising environmental impact.” GO.RED’s commitment to sustainable innovation earned them the Times Business ‘Emerging Developer of the Year Award 2023’. The company is powered by the Viraaj Ventures Group, a diversified multinational conglomerate engaged in IT, digital marketing, infrastructure, real estate, wealth management, and corporate advisory services. Viraaj Ventures is rapidly expanding its presence in key markets such as India, the United States, Canada, Singapore, and the UAE.

This international growth underscores Viraaj Ventures’ ambition to set global benchmarks for corporate success and workplace excellence.
Notably, subsidiary companies Realty Assistant Pvt Ltd and Keasis have been awarded the prestigious Great Place to Work certification, highlighting the Group’s commitment to fostering positive work environments. GO.RED is at the forefront of creating sustainable urban spaces that are vibrant, resilient, and harmonious with nature, setting a new standard for real estate development in India.
