Exotica Housing Enters IT Segment with One32

Noida’s commercial real estate market is set for fresh supply with the launch of Exotica One32, a Rs 500 crore IT and ITES development by Exotica Housing in Sector 132. The project marks the developer’s strategic entry into the office and technology infrastructure segment after establishing a presence in residential markets across NCR.

Located along the Noida–Greater Noida Expressway, the five-acre development will comprise two 27-storey towers offering office spaces ranging from 1,000 to 3,000 sq. ft. The project has secured statutory approvals, including RERA registration (UPRERAPRJ731857), with Phase 1 possession targeted for January 2030. Office units are currently priced at Rs 13,990 per sq. ft., positioning the asset within the mid-to-premium commercial bracket of the micro-market. Sector 132 has steadily evolved into an institutional and corporate corridor due to its expressway frontage and metro connectivity. The project lies within walking distance of the proposed Sector 93 Metro Station and offers direct connectivity to established corporate campuses of IBM, Microsoft and TCS along the Noida–Greater Noida belt. This location advantage strengthens its appeal for IT/ITES occupiers, startups and satellite offices seeking Grade A infrastructure outside congested central business districts. Beyond location, sustainability is emerging as a differentiator. Exotica One32 is IGBC Gold certified and has applied for LEED Platinum certification, reflecting growing occupier preference for green-compliant office environments. Institutional tenants and global capability centres (GCCs) increasingly prioritise ESG-aligned buildings, making sustainability credentials commercially relevant rather than symbolic.

The development integrates over 1,400 car parking spaces equipped with AI-assisted systems, smart office floors, high-speed elevators, advanced building management systems, and dedicated wellness zones. Security infrastructure will include biometric access and 24/7 surveillance, aligning with the operational expectations of technology-driven enterprises. Dinesh Jain, Managing Director of Exotica Housing, described the project as an integrated ecosystem designed to balance productivity, collaboration and employee well-being. The positioning reflects a broader shift in office design, where experiential elements and wellness features complement traditional workspace planning. For Noida, the project adds to the growing pipeline of institutional-grade office developments along the expressway corridor. With continued corporate expansion, improving metro connectivity and proximity to the upcoming Jewar International Airport, the region is consolidating its position as an alternative commercial hub within NCR.

Exotica Housing’s diversification into IT and ITES infrastructure signals confidence in long-term demand fundamentals. If absorption trends remain steady, One32 could emerge as a notable addition to Noida’s next cycle of tech-led commercial growth, reinforcing the city’s evolution from a peripheral office market to a mainstream business destination.
