The National Capital Region (NCR) is set to witness the entry of a globally recognised luxury lifestyle brand into India’s residential sector, as M3M India and Smartworld Developers partner with ELIE SAAB to develop high-end Signature Residences in Noida and Gurugram. The projects mark ELIE SAAB’s first branded residential developments in India, blending international design sensibilities with local market expertise.
Strategically located in Gurugram’s Sector 111 within the Smart City Delhi Airport (SCDA) enclave and Noida’s Sector 98, the developments cater to the growing cohort of premium buyers seeking globally benchmarked design and integrated living experiences. The Gurugram project will comprise 300 exclusive four-bedroom units with layouts ranging from 4,200 sq. ft. to 4,650 sq. ft., while the Noida development will offer 200 residences spanning 2,850 sq. ft. to 3,810 sq. ft., alongside smaller two-bedroom apartments. Both projects are designed to maximise natural light, privacy, and spatial efficiency, featuring expansive decks, waterfront or golf course views, and integrated wellness amenities. Industry experts note that India’s luxury residential market continues to expand, supported by rising high-net-worth households and demand for premium urban lifestyles. Integrating an internationally recognised brand such as ELIE SAAB adds differentiation in a competitive segment, aligning with global luxury trends where architecture, interiors, and lifestyle converge into holistic residential ecosystems. The residences will incorporate bespoke furniture and décor from the ELIE SAAB Maison collection, designed in collaboration with international designers and crafted in Italy. Planned amenities include wellness and spa facilities, swimming pools, fitness centres, children’s play areas, concierge services, and residents’ lounges, reflecting a shift in India’s urban luxury market towards curated lifestyle experiences rather than purely spatial offerings.
Connectivity remains a key selling point. The Noida development offers uninterrupted golf course views while maintaining access to central business districts, educational institutions, and upcoming infrastructure such as the Jewar International Airport. Gurugram’s SCDA location situates residents within a 170-acre enclave designed for privacy and exclusivity, forming part of a broader strategy to attract global brands and investment to the region.
