Delhi NCR’s organised retail landscape expanded significantly in 2025 as new shopping centres added millions of square feet of leasable space across the region. The surge in new developments has strengthened the region’s position as one of India’s most active urban retail corridors, signalling renewed investor confidence and growing consumer demand across metropolitan neighbourhoods and emerging suburban districts. Industry estimates indicate that seven newly built malls became operational across the National Capital Region during the year, together contributing around 2.75 million square feet of additional organised retail space. With these additions, the region’s total Delhi NCR retail supply now stands at approximately 28.6 million square feet, reflecting steady expansion in the formal retail sector.

Urban development specialists say the new retail projects are distributed across both prime urban clusters and suburban micro-markets, reflecting a broader shift in consumer geography. As residential growth pushes outward from city centres, retailers increasingly seek presence in emerging catchments where population density and purchasing power are rising. Leasing activity accelerated sharply during the year, supported largely by retailers occupying space in newly opened shopping centres. Market data shows annual retail leasing volumes exceeded three million square feet in 2025, representing a substantial rise compared with the previous year. Net absorption also remained robust, indicating that much of the new inventory was quickly taken up by brands expanding their physical footprint.

Fashion and apparel brands accounted for the largest share of leasing activity, reflecting the sector’s continued reliance on physical storefronts to maintain visibility and consumer engagement. Food and beverage outlets followed as the second largest category, while entertainment operators including cinemas and family recreation centres also secured a notable share of new leases. Urban planners note that these sectors play a vital role in shaping mixed-use social spaces within modern retail environments. Rental trends showed moderate upward movement through the year. Average retail rents across the region recorded incremental growth, with stronger increases seen in newer commercial districts where recently completed Grade A malls entered the market. Analysts attribute the rental momentum to improved consumer footfall and the availability of high-quality retail infrastructure designed for modern shopping experiences.

The Delhi NCR retail supply pipeline remains active heading into 2026. Additional Grade A retail developments scheduled for completion in the coming months are expected to further expand leasing opportunities for domestic and international brands. Urban policy observers suggest the evolving retail landscape reflects wider changes in city planning. As Indian metropolitan regions integrate residential growth, public transport expansion, and commercial hubs, organised retail developments increasingly function as community centres combining shopping, leisure, and employment under one roof. Going forward, experts emphasise that sustainable design, energy-efficient building systems, and improved connectivity will be critical in ensuring that the next wave of retail expansion supports more resilient and people-friendly urban districts.
