The Delhi Development Authority (DDA) has unveiled a new housing initiative, Karmayogi Awaas Yojana 2025, providing 1,168 residential units in Narela to serving and retired government employees at a 25% discounted rate. This follows the recent launch of the premium DDA Towering Heights scheme in Karkardooma, signalling the authority’s continued focus on affordable, structured housing for public sector personnel.
Under the scheme, applicants can choose from 320 one-bedroom flats (1BHK), 576 two-bedroom flats (2BHK), and 272 three-bedroom flats (3BHK) located in Sectors A1 to A4, Pocket 9, Narela. The 1BHK units range from 61.17 to 61.65 sq metres, 2BHKs from 126.53 to 140.56 sq metres, and 3BHKs between 163.76 and 183.36 sq metres, inclusive of balconies and common areas. Each unit includes designated parking, with spaces varying from 5.76 sq metres for 1BHK to 23.04 sq metres for 3BHK flats. Pricing has been structured to ensure affordability while reflecting market standards. The 1BHK units are priced between Rs 34.03 lakh and Rs 34.28 lakh, 2BHKs between Rs 79.81 lakh and Rs 88.16 lakh, and 3BHKs between Rs 1.15 crore and Rs 1.27 crore, inclusive of the 25% discount. Buyers will also incur a one-time maintenance charge of Rs 75,000 for 1BHK, Rs 1.5 lakh for 2BHK, and Rs 2.5 lakh for 3BHK, with subsequent monthly upkeep charges ranging from Rs 1.50 to Rs 2.50 per sq ft for one year, exempt from GST. Eligible applicants include serving and retired employees of central and state governments, public sector undertakings, banks, autonomous bodies, local authorities, and government universities. The scheme does not restrict ownership of other properties in Delhi or elsewhere, allowing multiple purchases across unit categories.
Registrations open online via the DDA Awas portal on December 19, 2025, with booking beginning January 14, 2026, and continuing until March 31, 2026. A one-time registration fee of Rs 2,500 applies, and booking amounts are set at Rs 50,000 for 1BHK, Rs 4 lakh for 2BHK, and Rs 10 lakh for 3BHK, adjustable against the flat’s final sale price. Prospective buyers can visit sample flats at the site for informed decision-making.Urban planning experts note that initiatives such as the Karmayogi Awaas Yojana reflect targeted urban housing strategies that combine affordability with sustainable design principles.
