Delhi DDA to launch 48-storey transit-oriented housing project near Karkardooma metro
Delhi’s skyline is set for a major transformation as the Delhi Development Authority (DDA) prepares to launch the Capital’s first transit-oriented housing project an ambitious step towards creating sustainable, well-connected, and carbon-efficient living spaces in the heart of East Delhi. The project, named DDA Towering Heights, is part of the East Delhi Hub being developed near the Karkardooma metro station.
The development represents a landmark shift in Delhi’s urban planning strategy, integrating residential, commercial, and civic zones into a cohesive ecosystem centred around public transport. The 48-storey residential tower, rising 155 metres, will become the tallest building in Delhi, symbolising both architectural innovation and the city’s growing appetite for vertical, space-efficient living.Spanning 30 hectares, the East Delhi Hub is being executed under the project management supervision of a public sector enterprise, while construction is being undertaken by a leading private infrastructure firm. According to senior officials, the project is designed as a mixed-use urban centre with a focus on walkability, reduced vehicular dependence, and optimised energy efficiency key components of a transit-oriented development (TOD) framework.
Under the first phase, DDA will offer 1,026 premium 2BHK flats, with online registrations opening on 31 October and e-auctions scheduled between 1 and 4 December. The homes, priced between ₹1.78 crore and ₹3.09 crore, range from 142 to 250 square metres in plinth area. Officials confirmed that successful bidders must pay 75% of the flat cost during the auction, with the remaining amount due by mid-2026, when possession is expected.he residential enclave promises a comprehensive suite of lifestyle amenities including a 20,000-square-metre central green, jogging tracks, children’s play zones, open-air gyms, and sports facilities such as cricket fields and badminton courts. The area also benefits from proximity to schools, healthcare centres, and shopping complexes features aimed at reducing daily commute emissions and improving liveability.
Connectivity remains the project’s defining strength. Situated adjacent to Karkardooma metro station, the site offers seamless access to both the Blue and Pink Lines, besides being well-linked to NH-9, NH-24, Anand Vihar ISBT, and the railway station. Urban planning experts highlight that this integration of metro connectivity with housing aligns with the National Urban Transport Policy’s vision to encourage mass transit-based city growth.Officials stated that the project gained renewed momentum after pending clearances were expedited in 2022.
