Cochin Port Authority Seeks Developers For Puthuvype Tourism

The Cochin Port Authority (CPA) is moving to unlock the tourism potential of its real estate at Puthuvype beach in Kochi by inviting Expressions of Interest (EoIs) from developers, hospitality operators, investors, and marine tourism operators. The initiative covers 35 acres of port-owned land, offered on a long-term lease, aimed at creating a sustainable and economically viable marine tourism hub.

The CPA’s proposal seeks to develop a mix of beach resorts, eco-resorts, wellness tourism facilities, waterfront hospitality infrastructure, recreational and water sports amenities, cultural spaces, and other permissible coastal tourism projects. While the final scale and nature of the developments will be determined after evaluating the EoIs, the authority emphasises strict adherence to environmental laws and Coastal Regulation Zone (CRZ) norms, signalling a commitment to sustainable coastal development.The 35-acre land parcel spans approximately 1.5 km along the shoreline, with widths ranging between 75–125 metres. CPA expects the projects to enhance coastal infrastructure, create employment opportunities, and generate revenue through lease rentals, contributing to both local economic growth and improved tourism offerings in the region.

Urban planners and tourism experts note that Puthuvype’s strategic coastal location, coupled with growing interest in experiential and eco-tourism, makes it a prime candidate for sustainable development. “Structured private investment, guided by environmental regulations, can transform this stretch into a vibrant marine tourism destination, while preserving ecological integrity,” said a coastal development consultant familiar with the project.The invitation also outlines that submitted proposals must comply with statutory regulations, including environmental impact assessments, waste management plans, and adherence to CRZ guidelines. The initiative reflects a broader trend of port authorities leveraging underutilised coastal land for tourism-led economic diversification.

Developers and operators interested in participating must submit their EoIs by 3 p.m. on April 8, 2026. The submissions will be opened at 3.30 p.m. on the same day, with shortlisted applicants likely to be invited for detailed project discussions.The CPA’s move is expected to stimulate investment in regional tourism, generate skilled and unskilled jobs, and create a model for environmentally responsible marine tourism along Kerala’s coast. By integrating eco-friendly resorts, cultural spaces, and recreational infrastructure, the project aims to balance economic growth with environmental sustainability and community engagement.
