Chennais Industrial Future Gets a Power Boost as Ample Parks Unveils Rs800 Crore Logistics Hub at Mahindra World City

Chennai has taken a massive leap forward in industrial and logistics infrastructure with the launch of Ample Parks’ first-ever integrated park at Mahindra World City (MWC). Backed by a joint venture between global investor Actis and real estate major Mahindra Lifespaces, this ₹800-crore project is being hailed as the largest Grade-A industrial space currently available within MWC’s Domestic Tariff Area — a game-changer in one of India’s most dynamic manufacturing corridors.

Spanning 71 acres and offering 2.1 million square feet of leasable space, the park is strategically nestled near the Oragadam-Maraimalai Nagar (OMM) industrial belt. This fast-growing hub is already home to some of the world’s biggest automotive, electronics, and engineering firms — a perfect ecosystem for the high-spec, sustainable infrastructure Ample Parks promises to deliver. With a design tailored for engineering, electronics, auto and white goods industries, the facility is a future-ready magnet for domestic and global manufacturers alike.

What sets Ample Parks apart is its deep-rooted sustainability ethos. Half of its total power requirement will be met through renewable energy, making it not just an operationally efficient asset but also an environmentally conscious one. CEO Akash Rastogi described the project as a “comprehensive and future-ready industrial ecosystem” aimed at empowering tenants with scalable infrastructure, green solutions, and high productivity.

The financial upside is equally impressive. At full occupancy, the park is expected to generate ₹110 crore annually and rake in a whopping ₹1,400 crore over a decade. The economic ripple effect includes the creation of nearly 11,000 jobs — a mix of direct employment and indirect work through ancillary services and logistics. This massive employment push further underscores the project’s long-term socio-economic value.

At the launch, Rastogi also revealed an aggressive expansion roadmap: Ample Parks aims to multiply its land portfolio tenfold in the next five to seven years with developments not just in metros like Mumbai, Delhi NCR, Ahmedabad, Pune, and Kolkata, but also Tier-2 hotspots including Lucknow, Jaipur, Guwahati, and Nagpur. The Chennai launch, thus, is not just a local milestone — it’s the opening chapter in a national playbook.

The unveiling drew a packed house, with stakeholders from across the industrial real estate spectrum — tenants, logistics partners, consultants, and institutional investors — all signaling growing confidence in Chennai’s industrial property market. For a city already rising as a manufacturing titan, this is yet another feather in its cap.

With the launch of this mega facility, Ample Parks is no longer just another player in India’s industrial real estate scene — it’s a disruptor, laying down the framework for a new generation of infrastructure that is not only operationally smart and green but built for scale.
