Chennai’s forthcoming phase-2 metro rail expansion is set to revolutionise the commuting experience by integrating commercial spaces within its infrastructure.
Chennai Metro Rail Limited (CMRL) has unveiled plans to construct retail outlets and dining options strategically positioned above and in close proximity to entry/exit points at 30 elevated and underground stations along corridors 3 and 5. This visionary initiative aims not only to enhance passenger convenience but also to drive non-ticketing revenue and bolster footfall within the metro network. In a bid to ensure meticulous planning and execution, CMRL has initiated the tendering process to solicit detailed reports for the commercial development project. The scope encompasses a diverse range of stations, including major interchange hubs like Alandur and upscale destinations such as Thirumangalam. Excluding Alandur and Thirumangalam, commercial space spanning over 7.5 lakh square feet is slated for development across 28 stations, strategically dispersed across key locales including Madhavaram High Road, Ayanavaram, Purasaiwakkam, and Chetpet.
Of particular significance is the innovative blueprint for Thirumangalam station, where a dedicated commercial building will be seamlessly integrated with the metro infrastructure. This pioneering concept will enable commuters to access retail and dining amenities conveniently, with trains making scheduled stops on the third floor of the station. Such forward-thinking design elements underscore CMRL’s commitment to fostering a holistic commuting ecosystem that prioritises passenger comfort and accessibility.

“CMRL has decided to engage a consultant for DPRs to develop property. Potential locations within station entry/exit locations were identified along JICA-funded corridors,” said a tender. JICA is funding 52km of 116.1km phase-2 including corridors 3 and 5. “Since setback area is an issue, developing commercial space above entry structures is feasible only if there is a lot of space. Also, for every sq ft we build, we need parking. We can’t provide big parking spaces everywhere. But we will build small shopping spaces depending on setback area we have,” a CMRL official said. CMRL has also floated tenders to prepare a detailed feasibility report to develop 31acres in Koyambedu and a DPR at Thousand Lights.
