Bangalore-based real estate developer Brigade Enterprises is set to embark on a significant residential project in Velachery, Chennai, with an investment of approximately ₹600 crore. The development will rise on the site of the former Raptakos, Brett & Company Limited facility, a pharmaceutical plant that has been inactive for several years. The site, strategically positioned between the Phoenix Mall and Westside, is poised to undergo a major transformation into a high-end residential complex.
The new project, spread over 21,004 square metres, will feature four high-rise towers, each comprising 18 floors. In total, the complex will house 400 residential units, catering to the growing demand for upscale housing in Chennai’s rapidly expanding suburbs. This development marks Brigade’s continued expansion into the Chennai real estate market, complementing its existing portfolio of six ongoing and completed projects in the city.
The decision to develop this site follows the closure of the Raptakos, Brett & Company Limited factory, which faced operational challenges due to its location and ageing infrastructure. According to a notice from the former factory owner, the facility, built over 60 years ago, encountered persistent issues such as flooding from heavy rains and cyclones, exacerbated by new construction that raised the surrounding road levels. Additionally, the factory’s proximity to residential areas led to traffic restrictions and complaints about odour, further impacting its viability.
Brigade’s new residential project will effectively utilise the site’s prime location to address the increasing demand for residential space in Chennai. The company’s Chennai portfolio already includes significant projects such as Brigade Vantage, WTC Chennai, Brigade Residences at WTC, Holiday Inn, Brigade Xanadu, and the recently launched mixed-use development, Icon. The development of this residential complex underscores Brigade Enterprises’ commitment to meeting the housing needs of Chennai’s growing population, while also repurposing an underutilised industrial site for modern residential use.
