Hyderabad’s residential landscape is set to expand as Bengaluru-based Brigade Group has acquired a 2.25-acre land parcel in Secunderabad, marking a significant step in the company’s strategic push into Telangana’s high-growth corridors. The site, located roughly 7–8 km from Hyderabad’s central business districts, is earmarked for a premium housing project with an estimated gross development value (GDV) of ₹650 crore. Analysts note that such acquisitions reflect developers’ continued confidence in urban residential demand despite broader economic uncertainties.
The Secunderabad acquisition complements Brigade Group’s broader Hyderabad expansion strategy. A senior real estate analyst commented that the move aligns with a growing trend of developers targeting well-connected peripheral neighbourhoods, where infrastructure improvements, proximity to commercial hubs, and social amenities increase both investment viability and residential appeal. “Peripheral areas like Secunderabad are emerging as prime locations for high-quality housing,” the analyst noted. The new development is expected to deliver a curated residential environment, featuring modern amenities and holistic living designs. This approach underscores a shift among developers toward projects that integrate lifestyle, sustainability, and long-term livability. Urban planners highlight that such developments can influence neighbourhood microclimates, optimise land use, and potentially encourage inclusive growth by connecting emerging residential clusters with established commercial and transport nodes.
Brigade’s Hyderabad portfolio has seen active expansion over the past year. In December, the company acquired a 4.04-acre plot in Neopolis Phase 3 through a public auction, while also entering joint development agreements for two additional residential projects in the city with an estimated GDV of over Rs 970 crore. Combined, these initiatives are set to contribute more than 1 million square feet of premium residential space, including 405 three- and four-bedroom homes. Housing demand in Hyderabad has remained resilient, even amid affordability pressures and job market fluctuations. According to developers and market experts, the city continues to attract end-users and investors due to a combination of stable employment hubs, ongoing infrastructure projects, and a relatively balanced price-to-income ratio compared with other metropolitan centres. Brigade Group’s visible pipeline for the second half of FY26 includes roughly 7 million square feet of upcoming residential launches in southern and central corridors, collectively valued at approximately Rs 8,000–8,300 crore.
Industry specialists emphasise that projects like Brigade’s Secunderabad development can catalyse economic activity in emerging neighbourhoods, while also setting benchmarks for design quality, sustainability, and integrated community planning. As Hyderabad’s residential sector matures, strategically located premium projects are expected to drive both long-term urban value and enhanced livability for residents.
