BMC Approves Second Phase Kala Ghoda Precinct Redevelopment With Twelve Crore Budget

Mumbai’s iconic Kala Ghoda precinct is set to enter its second phase of redevelopment after the Brihanmumbai Municipal Corporation (BMC) and the Mumbai Heritage Conservation Committee (MHCC) granted approvals, signalling a significant urban transformation in the city’s heritage and arts district. Phase 2A, with an estimated budget of ₹12 crore, will prioritise upgrading five key streets—Mahatma Gandhi Road, K Dubash Road, Nagindas Road, Chamber of Commerce Lane, and Forbes Street—building on the ongoing work in Phase 1.

The upcoming phase emphasises sustainable urban planning and pedestrian-friendly infrastructure. Officials confirmed plans to introduce a new plaza and an underground parking facility, blending functionality with aesthetic appeal. The precinct will feature natural and locally sourced materials including Basalt Natural Finish Stone, Basalt Leather Finish Stone, Maroon Granite, and Yellow Granite for flooring. Landscaping will include eco-sensitive species such as bakul tree, variegated pandanus, heliconia psittacorum, purple heart, and golden duranta to enhance greenery and biodiversity. Experts overseeing the project note that the redevelopment will maintain Kala Ghoda’s distinct identity as a cultural hub while improving accessibility. Internal lanes, including K Dubash Road, will see footpaths reconstructed, and several streets will be pedestrianised with retractable bollards to allow emergency access while limiting vehicular traffic during designated hours. Officials explained that Nagindas Mansion Road will remain accessible to vehicles, balancing traffic management with public convenience.

The precinct’s redesign will also improve traffic flow around the Kala Ghoda Plaza, transforming it from a traffic island into a more integrated urban space. Work includes integrating the northern part of the plaza to create seamless pedestrian connectivity, while Phase 2B will expand the underground parking facility. Civic authorities highlighted that all necessary clearances have been secured, and tendering for construction will commence shortly. Urban development specialists emphasise that this redevelopment aligns with the city’s vision for sustainable, low-carbon, and equitable public spaces. With new pavements, energy-efficient lighting, and enhanced greenery, the precinct aims to attract both domestic and international visitors while promoting walking, cycling, and eco-friendly transport.

Strategically located near landmarks such as the Chhatrapati Shivaji Maharaj Vastu Sangrahalaya, Jehangir Art Gallery, National Gallery of Modern Art, Institute of Contemporary Art, and Eliyahoo Synagogue, Kala Ghoda will further consolidate its position as Mumbai’s premier arts and culture district. The project also demonstrates how heritage conservation can coexist with modern urban design, creating a safe, inclusive, and visually engaging public environment. Officials confirmed that the redevelopment will be executed in phases to minimise disruption, ensuring that Mumbai retains its unique character while introducing forward-looking, sustainable urban design.
