Bengaluru plans major Kempegowda Layout expansion westward

Bengaluru is set to witness a significant expansion of its largest planned township as the city’s development authority prepares to acquire 5,755 acres in its western corridor. The proposed extension of Nadaprabhu Kempegowda Layout aims to bring new housing clusters across 17 villages stretching between Mysuru Road and Magadi Road, in what could be one of the biggest land development drives in recent years.

Officials confirmed that preliminary notifications have been issued for land acquisition in areas including Maragondanahalli, Maligondanahalli, Hamohalli, Chikelluru, Rampura, Kolluru and adjoining villages. The project will adopt the 40:60 land-sharing compensation model, where landowners receive a portion of developed sites in exchange for surrendered land. Surveys and blueprints have already been completed by multiple acquisition teams, laying the groundwork for the expansion. Beyond the 5,755 acres, the authority is also considering an additional 3,200 acres, including parcels left out of earlier plans and lands designated for road networks in the revised master plan. Sources indicated that four adjoining villages are also under consideration, signalling a much wider footprint for the layout than originally anticipated.

Parallel to this expansion, six new layouts have been approved along the upcoming Bengaluru Business Corridor, aligned with the second phase of the Peripheral Ring Road. Covering over 6,200 acres, these layouts will stretch across Hosur Road, Bannerghatta Road, Kanakapura Road and Mysuru Road. Compensation for landowners will be offered through either developed plot-sharing or cash, a move expected to quicken negotiations. The Nadaprabhu Kempegowda Layout, first notified in 2010, has faced prolonged delays in providing basic amenities. Despite 29,000 sites being allotted, construction of houses has remained slow due to the absence of power, water and proper road connectivity. Only a fraction of the proposed 4,040 acres in Phase 1 was secured, with about 2,650 acres successfully acquired. Officials admit that infrastructure gaps continue to dampen the liveability of the existing township.

Experts caution that while the proposed expansion reflects the city’s pressing housing demand, the success of such mega layouts hinges on timely provision of essential services. Without robust infrastructure, they warn, new layouts risk becoming land banks rather than liveable communities. Urban planners also underline the importance of integrating sustainable mobility, renewable energy, and climate-sensitive design into the blueprint, ensuring that Bengaluru’s expansion does not come at the cost of ecological resilience. As Bengaluru grows westward, the latest initiative signals a renewed push for large-scale planned housing. Whether this expansion delivers on its promise will depend on how swiftly infrastructure is rolled out and how equitably land-sharing is executed. For a city already straining under unplanned sprawl, this project could either set new benchmarks in sustainable planning or repeat old mistakes of delayed and fragmented growth.
