Apple India Sets Leasing Record at BKC

Apple India Private Limited has raised the bar in Mumbai’s commercial real estate market by securing a landmark office space lease in Bandra Kurla Complex (BKC), a key financial hub in the city. The tech giant has taken up 6,526 square feet of prime office space at the prestigious Maker Maxity-5, marking a historic high in lease rentals for India.

According to property documents, Apple has committed to a monthly rental of ₹48.19 lakh, which translates to ₹738 per square foot. This deal, which includes an additional 2,126 square feet of terrace space, is considered a record for commercial office leasing in India. The lease agreement, signed in December 2024, spans five years, with two lock-in periods — the first lasting until 31 December 2027, and the second concluding on December 31, 2028. The significance of this deal goes beyond the numbers. By securing such a high-value lease, Apple India reinforces its long-term commitment to India, one of the world’s fastest-growing markets for technology and digital services. This high-profile transaction also underscores the growing demand for premium office spaces in Mumbai, especially within the BKC precinct, which remains a magnet for multinational corporations, financial institutions, and luxury brands.

The Maker Maxity complex, where Apple’s new office will be located, is renowned for its state-of-the-art infrastructure, modern amenities, and strategic location. These features, coupled with the presence of global players across industries, make it one of the most coveted business addresses in Mumbai. Industry analysts have noted that while the rental rates at BKC are among the highest in the country, the area’s continued appeal as a commercial hotspot is evident. Despite the steep costs, the advantages of being located in such a dynamic and well-connected business environment outweigh the financial burden for top-tier corporations. Apple’s decision to lease office space in this prime location highlights the city’s enduring position as a critical node in the global business landscape.

This record-setting deal reinforces the appeal of premium office spaces in Mumbai and serves as a strong indicator of the city’s thriving business ecosystem. It also positions Apple India to make further inroads into the Indian market, which has become a crucial focal point for global technology companies looking to expand their footprint in Asia.
