Ahmedabad is preparing for one of its most ambitious urban redevelopment projects yet, as the area surrounding the upcoming Sabarmati High-Speed Rail terminal transforms into the city’s first smart business district. The initiative, called the Sabarmati Smart District (SSD), forms part of the larger Charkha Integrated Polis (CHIP) project and seeks to create a seamless blend of housing, commerce, transport, and green infrastructure.

Located strategically between the Ahmedabad–Mumbai bullet train station and the Sardar Patel Sports Enclave, the SSD will span nearly 338 acres roughly 13.7 lakh square metres making it one of the largest integrated developments in Gujarat. City planners envision a future-ready district where offices, homes, hotels, and public spaces will all be connected through the metro, Bus Rapid Transit System (BRTS), and last-mile services such as shared e-mobility.

What began as a modest station area plan for the high-speed rail network has evolved into a broader urban transformation model. “The bullet train terminal is not just a transport project it is the spine around which a new city district is emerging,” said a senior official associated with the redevelopment.
The Sabarmati Smart District is being designed to be highly walkable, with footbridges and shaded pedestrian routes covering around 14 per cent of its total road network. High-rise residential towers, commercial complexes, and mixed-use buildings will be interwoven with green corridors and public squares, creating an inclusive, low-carbon environment.

The Rail Land Development Authority (RLDA) is the primary land custodian, while key physical works such as road widening, underpasses, and junction upgrades are being coordinated with the Ahmedabad Municipal Corporation (AMC) and the state’s urban development department. Planned infrastructure includes the expansion of the Chimanbhai Patel and Sabarmati–Ranip flyovers, the New Ranip bridge extension, and a new Ranip Gam underpass to ease east–west traffic congestion.

The SSD will also complement the Sardar Patel Sports Enclave and the Narendra Modi Stadium, positioning Sabarmati as a hub for both business and sports tourism. With Ahmedabad’s bid for the 2030 Commonwealth Games under review and a formal proposal for the 2036 Olympics submitted, the area could soon serve as a global gateway for visitors arriving directly via bullet train.
Urban planners view the Sabarmati project as a blueprint for transit-oriented development (TOD) in India where transport, housing, and commerce converge to create sustainable urban ecosystems. By integrating multimodal transport with mixed-use land development, the district aims to cut commute times, reduce emissions, and promote economic inclusivity.If executed successfully, Sabarmati could redefine how Indian cities build around infrastructure moving from isolated transport projects to holistic, people-centred districts that balance growth with environmental responsibility.
