ACE Group Drives Residential Commercial Expansion

The Yamuna Expressway corridor is witnessing a notable surge in organised real estate development, with ACE Group reinforcing its presence through an expanded portfolio of residential, commercial, and township projects. The corridor’s transformation is being catalysed by infrastructure projects such as the upcoming Noida International Airport, Film City, and the proposed Olympic City, making it a strategic hub for urban growth and investment.

ACE Group, with over 15 years of operational experience, has delivered 27 projects covering nearly 18 million sq. ft., and currently has more than 32 million sq. ft. under construction, including joint ventures. Its developments include integrated townships combining plotted developments, residential apartments, and studio units, designed to cater to diverse buyer segments. Notable projects include a 100-acre township hosting Ace Acreville, Ace Verde, and The Nest, alongside a large-scale commercial venture in partnership with Sarovar Hotels, offering managed business suites for corporate users and business travellers. Industry analysts note that ACE Group’s multi-faceted approach reflects a maturing corridor, where buyer decisions increasingly prioritise long-term value, design quality, and sustainable delivery over speculative gains. “The corridor is entering a phase where execution credibility and planning discipline outweigh short-term market speculation,” said a senior real estate analyst. “Developers who can demonstrate sustainability and integrated township planning are better positioned to capture end-user demand and institutional investment.”

The Group has also developed a 68-acre township combining Ace Estate, a plotted residential layout, with ACE Edit, a mixed-use project that merges studio apartments with high-street retail. These projects exemplify the emerging preference for self-sufficient communities along the Expressway, providing residents with access to amenities, commercial spaces, and connectivity within a single township environment. Cumulatively, ACE Group’s Yamuna Expressway developments have surpassed Rs 5,000 crore in sales, highlighting sustained buyer confidence in the corridor. Urban planners suggest that such large-scale, integrated projects help anchor population growth along developing infrastructure corridors, allowing cities to expand in a more structured and climate-conscious manner. Additionally, projects emphasising mixed-use planning can reduce travel demand, encourage local commerce, and contribute to lower-carbon urban lifestyles.

Looking ahead, ACE Group’s continued focus on sustainable design, long-term township planning, and diverse residential and commercial offerings positions it as a significant contributor to the Yamuna Expressway’s evolution. Analysts expect that as connectivity and civic infrastructure improve, the corridor will consolidate its appeal for both end-users and investors seeking well-planned, future-ready urban developments within Delhi-NCR.
