Maharashtra Seeks One Lakh Acres For Industrial Expansion

Maharashtra’s state government is stepping up land acquisition efforts to underpin a new phase of infrastructure and industrial expansion that officials say is vital to meet rising investor demand and unlock economic activity beyond traditional urban centres. At a high-level review this week, the Maharashtra Industrial Development Corporation (MIDC) and the Maharashtra State Road Development Corporation (MSRDC) were tasked with accelerating land availability, with a long-term target of making around one lakh acres ready for industrial and infrastructure use within the next several years.

The directive from the chief minister’s office reflects a strategic shift in the state’s growth planning, aiming to expand opportunities for manufacturing, logistics and allied sectors in emerging regions such as Nashik, Chhatrapati Sambhajinagar and Solapur, in addition to established corridors around Mumbai, Pune and Nagpur. Officials acknowledged that current inventory stands at under 9,000 acres of readily available land, with just over 20,400 acres recently acquired, underscoring the gap between existing stock and projected demand.At the core of the state’s directive is a commitment to complete large, contiguous parcels of land quickly while ensuring minimal disruption to landowners — a balance that legal experts say will be critical to preserving social licence for development. Planners are emphasising acquisition of non-forest land and the transfer of unused government land held by various departments for industrial purposes, which could reduce costs for investors and support employment generation.

MIDC’s expanded mandate comes amidst broader infrastructural ambitions led by MSRDC, which is advancing expressway, multimodal corridor and mineral corridor initiatives linking urban-industrial nodes across the state. These projects are projected to enhance connectivity and reduce logistical friction for goods movement, reinforcing Maharashtra’s position as a regional economic hub.Urban planners and investment analysts have pointed out that the scale of land mobilisation signals a significant pivot towards decentralised industrial growth. By broadening the land base beyond saturated urban districts, Maharashtra is attempting to harness latent economic potential in peri-urban and rural areas — an imperative for balanced regional development. However, successful outcomes will hinge on transparent acquisition processes, equitable compensation frameworks and robust environmental safeguards to maintain ecological resilience. Analysts caution that missteps in these areas could lead to prolonged legal challenges and sociopolitical friction.

Moreover, the state’s land strategy intersects with broader infrastructure priorities, including the proposed Purandar greenfield airport near Pune, which officials say will be vital to support long-term urban and industrial growth — provided that land acquisition and funding frameworks are synchronised with planning goals.

For sectors such as real estate, logistics, and manufacturing, clarity on land allocation timelines and policy certainty will be crucial in shaping investment decisions.
