Pune Real Estate Demand Surges Ahead of Supply

Pune’s residential property market has entered a new phase of imbalance, with home sales significantly outstripping fresh supply during 2025, signalling a deeper structural transition in how and what the city builds. Across the metropolitan region, demand has moved decisively towards larger, higher-value homes even as regulatory delays slowed new project launches, tightening availability in key price segments.

Market data compiled from registered sale deeds of newly constructed homes shows that more than 81,000 residential units were sold across Pune district during the year, while new launches remained limited to roughly 64,000 units. This divergence, a gap of about 26%, has reinforced upward pressure on prices and altered developer strategies, according to industry observers tracking the Pune housing market. The shift is particularly evident in transaction values. Aggregate residential sales crossed ₹63,000 crore in 2025, a substantial increase over earlier years. While volumes have risen steadily, the sharper growth has come from higher ticket sizes, reflecting changing household preferences, rising incomes among dual-earner families, and a growing base of self-employed professionals and technology workers choosing to upgrade within the city rather than migrate elsewhere.

Homes priced between ₹1 crore and ₹2 crore accounted for a rapidly expanding share of demand, while transactions above ₹2 crore also recorded strong momentum. Urban planners note that this trend mirrors Pune’s spatial evolution, with peripheral micro-markets offering larger homes, better amenities and improved road connectivity, albeit often at the cost of longer commutes and higher infrastructure loads. Despite this premiumisation, housing below ₹1 crore continues to dominate overall volumes, making up nearly four-fifths of sales. However, demand in the most affordable brackets has softened, partly due to rising construction costs and land prices that have narrowed the viability of smaller units. Developers have responded by recalibrating project mix, increasing the proportion of three- and four-bedroom homes while steadily reducing one-bedroom configurations. As a result, average home sizes in the Pune housing market have expanded by nearly a fifth over the past five years.

Supply growth during 2025 was constrained by approval bottlenecks related to environmental clearances and planning permissions across multiple civic jurisdictions. While these delays are expected to ease, their immediate impact has been a tightening of inventory in established corridors. At the same time, Pune continues to lead the country in new project registrations under the state regulator, underscoring sustained confidence among builders. For urban policymakers, the evolving Pune housing market presents a dual challenge. While rising values reflect economic resilience, the growing skew towards premium housing raises questions around long-term affordability, inclusive growth and infrastructure capacity. Ensuring timely approvals, promoting mixed-income developments and aligning housing supply with public transport expansion will be critical as the city navigates its next phase of urban growth.
