Serene Communities Plans Multi City Senior Housing Push

India’s senior housing sector is set for a significant expansion as Serene Communities, the senior living platform backed by an international healthcare-led real estate group, prepares to invest nearly Rs 3,000 crore to develop purpose-built communities across six major Indian cities. The planned rollout reflects growing demand for structured, wellness-focused housing solutions as India’s urban population ages and family structures evolve.

The investment programme will deliver approximately 2.5 million square feet of senior living space through 13 projects in Bengaluru, Chennai, Mysuru, Kochi, Hyderabad and Pune. Together, these developments are expected to add around 2,600 homes, primarily designed for active, independent seniors seeking community living, safety and lifestyle amenities without intensive medical care. Industry experts note that senior housing is gradually shifting from a niche concept to a recognised residential asset class in India’s urban markets. Most of the new developments will be executed through partnerships with local developers, combining platform-level operational expertise with on-ground market knowledge. Projects are being planned as a mix of standalone high-rise communities and senior living clusters integrated within larger townships, allowing residents to remain connected to broader urban ecosystems while benefiting from age-friendly design. Homes will largely be mid-sized two- and three-bedroom apartments, catering to both single occupants and elderly couples. Four cities Bengaluru, Hyderabad, Pune and Chennai are expected to account for nearly 60 per cent of the upcoming supply, underlining the concentration of senior housing demand in Tier-1 urban centres. Analysts attribute this trend to higher life expectancy, better healthcare access, and a growing preference among retirees to age within familiar metropolitan environments. Deliveries across most projects are planned over the next two to three years.

Alongside ownership-based communities, the platform is also preparing to enter the assisted living rental segment for the first time. A dedicated assisted living facility is under development in south Bengaluru, offering smaller homes on a monthly rental basis with bundled care services, round-the-clock staff support and emergency response systems. Medical and geriatric services for this project will be operated through a specialised healthcare arm, reflecting a more integrated approach to ageing infrastructure. The company is also evaluating new geographies for expansion, including the Mumbai Metropolitan Region. While high land costs have traditionally constrained senior housing development within the city, emerging nodes such as the Navi Mumbai and Panvel belt, along with parts of Thane, are being assessed for future projects. Urban planners point out that improved connectivity, upcoming airport infrastructure and comparatively affordable land make these corridors suitable for age-friendly residential communities.

As Indian cities confront the twin challenges of demographic ageing and inclusive urban planning, the expansion of organised senior living marks a shift towards more people-centric housing models. With sustainability, accessibility and healthcare integration becoming central to residential design, senior housing is poised to play a larger role in shaping resilient and socially responsive urban neighbourhoods.
