YEIDA Launches Residential Plots Near Noida Airport

The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to launch a major residential plot scheme this month, offering 973 plots near the upcoming Noida International Airport in Jewar. The move reflects a broader strategy to align housing supply with rapid infrastructure development in the Delhi-NCR region, while also supporting urban expansion in peripheral townships.

The plots, priced at an average of Rs 35,000 per square metre, will range from 162 to 290 square metres and are distributed across sectors 15C, 18, and 24A. YEIDA plans to allocate the plots through a lottery system following a 10% registration fee, with allotment letters and possession scheduled shortly after the draw. Reserved allocations account for 17.5% for farmers whose land has been acquired for development and 5% for industrial unit owners, leaving 77.5% for the general public. Urban planners note that this launch comes at a pivotal moment for the region, as the Noida International Airport is expected to begin operations in February 2026. The airport is projected to catalyse residential and commercial demand, making surrounding townships like Jewar increasingly attractive to both investors and end-users. Analysts point out that strategically timed plot launches can ensure inclusive access to emerging urban opportunities while mitigating speculative land inflation. YEIDA’s initiative follows a period of significant price appreciation in the area. Over the past five years, apartment prices along the Yamuna Expressway have surged by 158%, while plot values have jumped by over 500%, according to property consultancies. Land prices in Jewar alone have risen by approximately 40% and are projected to grow another 50% by 2030, underpinned by planned infrastructure such as the airport, metro extensions, and themed urban projects including the International Film City.

The scheme also signals YEIDA’s continued role in generating municipal and developmental revenue, complementing industrial plot allotments made over the past year, which collectively contributed Rs 2,200 crore. Industry experts highlight that these integrated residential and industrial schemes can stimulate regional employment, improve local amenities, and strengthen the township’s socio-economic base. By combining infrastructure-led growth with structured housing allocation, YEIDA is reinforcing the Yamuna Expressway corridor as a next-generation urban and investment hub. Sustainable development advocates suggest that such planning should continue to prioritise equitable access, walkability, and connectivity to major transport nodes to ensure the township evolves responsibly alongside industrial and commercial expansion.

As residential demand intensifies around the airport, the success of this plot scheme will likely shape subsequent housing strategies, land pricing, and urban development frameworks for Jewar and the wider Noida region over the next decade.
