Thane is gearing up for a major urban transformation as the Thane Municipal Corporation (TMC) moves forward with plans to develop a new 1,300-acre business district around the upcoming bullet train station at Dativali. The initiative, guided by the Japan International Cooperation Agency (JICA), aims to create a next-generation commercial and transit hub that could surpass Mumbai’s Bandra Kurla Complex (BKC) in scale and sophistication.
The TMC issued its first notification under the Maharashtra Regional and Town Planning Act, 1966, confirming the preparation of a detailed local area plan. The proposed district is expected to drive economic growth, attract global investors, and redefine Thane’s urban skyline by integrating sustainable mobility, high-density commercial zones, and advanced infrastructure.Officials said the development would not only leverage the strategic advantage of the Mumbai–Ahmedabad High-Speed Rail (MAHSR) corridor but also align with India’s vision of transit-oriented urban growth.
The project seeks to prevent isolated real estate development and instead foster a balanced ecosystem of business, residential, and green spaces designed for low-carbon and people-friendly living.According to planning authorities, the designated area spans across Dativali, Mhatardi, Betawade, and Agasan villages under TMC’s jurisdiction, as well as adjoining areas under the Kalyan Dombivli Municipal Corporation (KDMC), including Ayre, Kopar, Nandivali, Katai, and Usarghar. Both municipal bodies have agreed on a unified development framework to ensure cohesive planning and execution.
The urban development department has tasked TMC with formulating a master plan that integrates efficient land use, climate-resilient infrastructure, and transit access. Experts associated with the planning process said the township will be designed as a “walk-to-work” and “transit-first” zone, focusing on sustainable transport, energy-efficient buildings, and waste reduction systems.The upcoming bullet train corridor, starting from BKC and connecting Thane, Bhiwandi, Palghar, and Dahanu before entering Gujarat, is seen as a catalyst for the region’s rapid transformation. Planners expect the Thane station area to become a major economic magnet, reducing pressure on Mumbai’s saturated business hubs and expanding the metropolitan region’s commercial footprint.
Officials noted that once operational, the bullet train will provide seamless access between Thane and Mumbai’s key commercial centres, attracting domestic and international companies seeking faster connectivity and modern infrastructure. The proposed district is envisioned as a high-tech, green, and inclusive zone, supporting mixed-use developments that prioritise environmental balance and equitable growth.While the detailed blueprint is under preparation, urban experts say this integrated plan could mark the beginning of Thane’s rise as a new-age economic powerhouse one that reflects the future of sustainable, interconnected Indian cities.
