Authorities overseeing the Noida International Airport project, in collaboration with the Gautam Buddh Nagar district administration, have prohibited unauthorised construction within a 10-kilometre radius of the upcoming Jewar Airport. This directive aims to mitigate operational risks and ensure planned development around this vital infrastructure asset. Only buildings with requisite approvals, including No Objection Certificates (NOCs) from the Airports Authority of India (AAI) and approved building maps, will be permitted. This strategic move is integral to fostering a safe, sustainable, and equitably developed urban landscape around the new aviation hub.
The term ‘unauthorised’ specifically refers to constructions that fail to comply with airport height restrictions or lack the mandatory NOC from the AAI. Securing this certification involves an online application process through the AAI portal, including crucial funnel colour coding and height clearance assessments. Officials emphasise that any construction on plots, particularly in non-notified village areas or ‘abadi’ land, without pre-approved maps, not only constitutes an illegal act but also poses significant safety risks, particularly if multiple floors are added without regulatory oversight. Such uncontrolled growth can jeopardise flight safety and hinder the airport’s operational efficiency.
The necessity for these stringent controls was highlighted during a recent Airport Environment Management Committee (AEMC) meeting, where potential risks to aircraft operations within the 10-kilometre radius were extensively discussed. Hazards such as bird activity, stray animals, and unregulated structures pose direct threats to flight safety. Consequently, measures proposed include identifying and acting against buildings constructed without NOCs, regulating new construction, conducting joint surveys with local administration, and establishing an obstacle control committee to monitor and remove any physical obstructions endangering air traffic. These integrated strategies are vital for ensuring environmental safety around the aerodrome.
Industry experts clarify that this is not a blanket prohibition on all construction but a targeted regulatory exercise aimed at curbing the proliferation of unapproved structures. Projects that have secured necessary NOCs from designated development authorities and clearances from the airport authority remain unaffected. For investors, thorough due diligence is paramount. This includes verifying RERA registration, confirming the project holds all required NOCs, ensuring compliance with building norms, and checking alignment with the Colour Coded Zoning Map (CCZM) applicable to the airport vicinity. Such adherence ensures legal and safe investment avenues in a rapidly developing region.
The enhanced regulatory environment around Noida International Airport will foster structured and sustainable urban expansion, preventing the haphazard development witnessed in some other airport vicinities. This disciplined approach to city planning supports the vision of creating an eco-friendly and equitable urban future, where essential infrastructure development is balanced with environmental protection and planned growth. As Noida and Greater Noida continue to attract significant real estate interest, particularly due to the airport and anticipated metro expansion, these regulations ensure long-term stability and responsible development for all stakeholders.
