Mumbai Sees Surge In Warehousing Demand Swiggys Scootsy Leases Large Facility

Mumbai is experiencing a robust surge in industrial and warehousing demand, reflecting a buoyant logistics sector across India. In a significant development, Swiggy’s premium grocery delivery arm, Scootsy Logistics, has leased a massive five hundred eighty thousand square foot warehouse in Bhiwandi, near Mumbai. This strategic move aims to strengthen Scootsy’s supply chain and scale its premium grocery delivery operations, marking one of the largest warehousing lease transactions in India during the first half of two thousand twenty five.

According to a recent report by Colliers, industrial and warehousing demand across Indias top eight cities remained strong, with approximately twenty million square feet of leasing recorded in the first half of two thousand twenty five, a thirty three percent year on year growth. Delhi National Capital Region and Chennai jointly led this demand, accounting for about half of the total leasing. Mumbai and Bengaluru also demonstrated impressive demand, each securing at least two million square feet of warehousing space during the same period, indicating broad based growth.

Third party logistics 3PL players continue to be the primary drivers of this space uptake in Grade A warehouses, contributing to about thirty two percent of the overall demand in the first half of the year. Other significant occupier segments include engineering, e-commerce, and automobile sectors, each accounting for two to four million square feet of space. The second quarter of two thousand twenty five alone saw about eleven million square feet of demand, marking a fifty two percent year on year rise and the highest quarterly gross absorption in several years.

This strong momentum in industrial and warehousing demand is expected to continue throughout two thousand twenty five. The new supply of nineteen million square feet in the first half of the year, an eleven percent year on year increase, is almost in line with the robust leasing activity, reflecting improved developer confidence. Developers are increasingly infusing high quality, technologically advanced warehousing facilities. Overall vacancy levels remained stable at thirteen point five percent, with rentals seeing a notable uptick in key micro markets amidst healthy demand.
