Adani Wins ₹36000 Crore Goregaon Redevelopment Project
Adani Group has emerged as the highest bidder for the ₹36,000 crore redevelopment of the Motilal Nagar area in Goregaon West. This colossal project is poised to reshape one of Mumbai’s most densely populated and urbanised districts, covering a sprawling 143-acre stretch.Adani Properties Pvt. Ltd. (APPL), the group’s real estate arm, won the bid by offering a larger built-up area than its closest competitor, L&T, marking a decisive move in Mumbai’s ongoing housing transformation.
As part of the tender agreement, the project will provide over 3.9 lakh square metres of housing stock to the Maharashtra Housing and Area Development Authority (MHADA), exceeding the minimum requirement. The redevelopment aims to rehabilitate 3,372 residential units, 328 commercial units, and approximately 1,600 slum tenements, offering hope to the region’s long-standing issues of overcrowding and inadequate housing. The seven-year rehabilitation plan will see eligible slum residents being relocated into newly built homes, fostering a sense of community in what has long been an area of disparity.
With sustainability at the heart of this redevelopment, the project is expected to adhere to eco-friendly and green construction practices, pushing Mumbai closer to its goals of creating more sustainable urban spaces. Experts suggest that this massive undertaking will not only improve the living standards of local residents but also promote gender-neutral and equitable development across all sections of society.Additionally, this marks Adani Group’s third major acquisition in Mumbai’s urban development projects, following its involvement in the Dharavi redevelopment and the Bandra reclamation initiative.
With such high-profile investments, the Adani Group is positioning itself as a dominant player in transforming Mumbai’s urban infrastructure. The state government, in collaboration with MHADA, has declared Motilal Nagar’s redevelopment a ‘special project’, enabling a faster, more streamlined execution process. Officials expect the letter of allotment to be issued soon, with the project slated to kick off within the coming months. The ongoing focus is to ensure that the redevelopment balances urban needs with the city’s sustainability goals. As this monumental project progresses, its impact on the city’s real estate market and its role in addressing Mumbai’s housing crisis will continue to draw attention.
