Ahmedabad Builder Arrest Exposes Dark Side of Redevelopment Dispute

Ahmedabad builder arrest proceedings have followed complaints over alleged casteist remarks, threats and harassment connected to a redevelopment dispute involving residents in Ranip and Chandkheda. Chandkheda police arrested Tejas Shankarbhai Patel of Shivalay Infra Build after a purported audio clip in which he allegedly used casteist language, including a reference to a minister, was circulated online, according to Nav Gujarat Samay.

The case is linked to a wider dispute involving Maheshwari Apartment in the Subhash Bridge area. The housing society had entered redevelopment because its buildings were around 50 years old. In 2023, residents signed a memorandum of understanding with Shivalay Infra Build Pvt. Ltd., with Patel named as the builder, the report said.

The redevelopment arrangement was later cancelled after the work was not completed within the agreed timeframe. The society subsequently assigned the project to another builder. According to the report, Patel then asked the replacement builder to withdraw and allegedly continued visiting the society and confronting residents.

Residents from Ranip and Chandkheda have filed complaints alleging that women in the society were abused and threatened with casteist remarks. The report also alleges that women were followed and harassed when leaving for work, while offensive comments and threats were posted in the society’s WhatsApp group. These allegations have not been independently tested in the material supplied for this report.

Ranip police had previously registered a case against Patel and arrested him in connection with the alleged harassment and redevelopment-related dispute. The report said the alleged intimidation continued, prompting former Dudheshwar ward corporator Ranjanben Chauhan to file another complaint at the Ranip police station.

Separately, the audio clip concerning alleged casteist comments about a minister led Chandkheda police to register a case. The accused was identified in the report as Tejas Shankarbhai Patel, a resident of Avkarvilla Society near New CG Road. Police arrested him in connection with the complaint and began an investigation.

The episode highlights the risks that can emerge when redevelopment agreements involving ageing housing societies break down. Such projects typically place residents in a vulnerable position: buildings require substantial renewal, while disagreements over timelines, replacement developers and control of the project can leave residents facing prolonged uncertainty. In this case, the reported complaints have added allegations of intimidation and discriminatory abuse to an already contested redevelopment process.

The immediate legal proceedings concern the complaints registered by Ranip and Chandkheda police. The supplied report does not provide details of the specific legal provisions invoked, the builder’s response to the allegations, or the next court hearing. Police investigations into the complaints are continuing.
