MahaRERA has granted an automatic four-month extension to registered housing projects in Maharashtra where possession was due on or after February 28, citing construction difficulties linked to the war-related disruption in West Asia and resulting supply-chain problems.
The decision means that homebuyers awaiting possession of affected flats may have to wait an additional four months. Projects covered by the decision do not need to submit a separate application to MahaRERA to receive the extension, according to a report by Loksatta – Pune.
The extension follows directions issued by the Union Ministry of Housing and Urban Affairs to real estate regulatory authorities across the country. The ministry directed the regulators to provide a four-month extension to housing projects facing difficulties because of the prevailing war-related situation in West Asia and its impact on construction-material supplies.
MahaRERA has applied the measure to all projects registered with the authority in which possession was scheduled for February 28 or any date thereafter. The report did not specify the number of projects or homebuyers covered by the decision, nor did it provide the text or date of the MahaRERA order.
Developers have welcomed the move. Bharat Agarwal, president of NAREDCO Pune, said the sector had faced several disruptions, including problems in supply chains linked to West Asia, labour shortages arising from the recent West Bengal elections and a month-long strike by concrete suppliers.
Agarwal said the extension would protect homebuyers’ interests and help prevent projects from lapsing. He also said it could reduce the burden of delay-related cases before MahaRERA. The statement did not provide project-wise details or identify the construction materials most affected by the supply disruptions.
Customer organisations, however, have expressed opposition to the decision. Their objection centres on the consequence for buyers: possession of homes that was expected from February 28 onward will be delayed by four months under the blanket extension.
The measure places the immediate focus on how the extension will be applied to individual projects and how buyers will be informed about revised possession dates. The reported decision covers registered housing projects across Maharashtra, while project-specific timelines and the formal regulatory order remain to be examined.
