Pune: Prospective homebuyers awaiting the sale of 295 unsold affordable homes under the Maharashtra Housing and Area Development Authority (MHADA) Pune Board will face a longer wait, as the authority has decided to prioritise its upcoming lottery of around 4,000 housing units before reopening the first-come, first-served sale process. The decision delays access to ready homes across several fast-growing suburbs and reflects continuing operational challenges in affordable housing delivery.

The unsold dwellings are located in multiple residential clusters, including Chikhali, Wakad, Tathawade, Lohgaon, Mundhwa, Wagholi, Balewadi, Hadapsar, Kiwale, Pisoli, Fursungi, Dudulgaon, Yewalewadi and Punawale. These units remained vacant despite being offered through earlier housing schemes, prompting the Pune Board to shift them to a first-come, first-served allocation model intended to improve occupancy. The online sale was originally planned to begin in May. However, repeated technical issues affecting the digital application process prevented the programme from commencing as scheduled. Authorities postponed the launch several times after applicants encountered difficulties obtaining mandatory documents and completing online registration through government portals. Officials have now indicated that the immediate focus is on conducting the much larger housing lottery involving nearly 4,000 units under various affordable housing categories. Preparatory work for the lottery advertisement is underway, with the sale of the remaining 295 homes expected only after the lottery process is completed.

The delay highlights a recurring challenge in public housing programmes, where administrative and technology-related disruptions can slow access to completed homes even when physical inventory is available. Urban housing experts note that such delays reduce the efficiency of affordable housing delivery while prolonging vacancy in completed residential developments. The Pune affordable housing market continues to witness strong demand, driven by population growth, employment expansion and rising residential costs across the metropolitan region. At the same time, affordability remains a significant concern for middle-income and economically weaker households seeking formal housing options within the city and its expanding suburbs. Housing policy specialists argue that digital allocation systems have improved transparency in public housing distribution, but their effectiveness depends on reliable technology infrastructure and seamless integration between verification platforms. Frequent disruptions can discourage applicants, delay occupancy and increase administrative burdens for both authorities and citizens.

Urban planners also emphasise that timely occupation of completed housing stock supports more sustainable city growth by reducing the need for additional greenfield development while making better use of existing infrastructure investments. Ensuring that completed homes reach eligible beneficiaries without prolonged delays remains essential for improving housing accessibility and strengthening confidence in public housing initiatives. With the larger lottery expected to proceed first, prospective buyers interested in the pending Pune affordable housing units will need to wait until the current allocation exercise concludes before the remaining inventory is reopened for sale.
