Bengaluru Developer Launches Devanahalli Industrial Park
A major Bengaluru-based real estate developer has entered the industrial real estate segment with plans to build a large manufacturing and logistics campus in the city’s northern growth corridor. The project, planned across nearly 25 acres in Devanahalli, signals rising demand for specialised industrial infrastructure in regions linked to aviation, technology, and data infrastructure ecosystems.
The upcoming Brigade Industrial Park is expected to provide roughly two million square feet of leasable industrial space. Located in North Bengaluru, the development is designed to attract sectors that are rapidly expanding in the region, including aerospace manufacturing, defence supply chains, IT-enabled services, and data centre operations.
Urban planners note that Devanahalli has evolved into a strategic employment and logistics hub due to its proximity to the city’s international airport and its connectivity to emerging industrial corridors. Over the past decade, the area has drawn investments in aerospace parks, technology clusters and warehousing networks, positioning it as one of the most active industrial zones in southern India. Industry experts say the shift by traditional residential and commercial developers towards industrial assets reflects a structural change in India’s property markets. Demand for manufacturing parks, logistics hubs and data infrastructure has grown as companies diversify supply chains and expand digital infrastructure.
For Bengaluru, such developments carry wider urban implications. Industrial parks are increasingly designed as integrated campuses that incorporate logistics facilities, energy-efficient buildings and transport connectivity. This approach aligns with broader efforts to reduce freight congestion within city centres while creating employment zones closer to regional transport nodes. Urban development analysts highlight that the northern belt of Bengaluru is gradually transforming into a mixed economic cluster combining aviation-linked manufacturing, technology services and large-scale storage facilities. Industrial projects in this corridor also benefit from improved highway connectivity and access to national freight networks, enabling companies to distribute goods across southern and central India.
At the same time, the developer’s workspace subsidiary has expanded its managed office presence in Hyderabad by signing a new enterprise tenant for several hundred seats. The deal increases the operator’s leased footprint in the city to more than one lakh square feet, reflecting continued demand for flexible workspaces among global technology and compliance firms. Flexible office models, analysts say, remain attractive to international companies entering Indian markets because they reduce capital costs while allowing rapid workforce expansion.
For Indian cities, the simultaneous expansion of industrial parks and flexible workspaces illustrates a broader shift in the built environment. Real estate developers are increasingly diversifying asset classes to support emerging economic sectors, from advanced manufacturing to digital services. As urban regions compete to attract investment, planners emphasise that future industrial developments will need to balance economic growth with sustainable infrastructure, energy efficiency and resilient transport networks to ensure long-term urban viability.
