Lucknow Park View Apartments Boost Group Housing

Lucknow’s public housing pipeline has expanded with the launch of a new multi-storey residential complex in the Basant Kunj scheme, signalling continued efforts by the city’s planning authority to increase organised housing supply in emerging urban corridors.

The newly announced Lucknow Park View Apartments project will add 364 premium flats within a group housing development planned on a 13,000-square-metre site near Rashtra Prerna Sthal in north-western Lucknow. Registrations for the apartments have begun through the development authority’s digital portal and will remain open until early April, with final allotments expected through a lottery-based system. Officials overseeing the project say the housing complex is designed primarily for mid-to-upper-segment homebuyers seeking larger apartments within planned residential communities. The development will offer 3BHK configurations, including units with an additional servant quarter, with apartment sizes ranging roughly between 154 and 195 square metres.

Pricing for the standard 3BHK units is expected to begin at around ₹75 lakh, while larger units with additional service space are projected to cost approximately ₹95 lakh and above. Applicants are required to deposit around five percent of the estimated property value as a registration amount at the time of application. The Lucknow Park View Apartments project will consist of four residential towers of varying heights. Preliminary design plans indicate that two towers will rise to 16 floors, one tower to 20 floors and another to 17 floors, creating a high-density vertical housing cluster within the Basant Kunj township layout. Beyond residential units, the complex is expected to include shared amenities commonly associated with planned urban housing communities. These include landscaped park spaces, a clubhouse, a swimming pool, children’s play areas and internal commercial spaces to serve residents.

Parking infrastructure for more than 450 vehicles and full power backup systems are also planned within the development. Urban planners say projects such as the Lucknow Park View Apartments reflect a growing emphasis on structured group housing in cities experiencing rapid population growth. Compared with scattered individual housing, multi-tower developments allow planners to provide better infrastructure integration, including organised parking, green spaces and shared amenities. The Basant Kunj scheme itself is positioned along a growing urban belt that connects several parts of older Lucknow with newer transport corridors such as IIM Road and the city’s developing mobility network. Improved connectivity is expected to strengthen residential demand in the area as commuting links across the city continue to expand.

Authorities also expect the project to help address rising demand for formal housing within the city’s regulated planning framework. Government-led group housing projects often act as price stabilisers in local property markets by offering regulated pricing structures and transparent allotment systems. Construction of the project is scheduled to proceed in phases over the next few years, with completion targeted within roughly three years and final possession planned within five years of development commencement.

As Lucknow continues to grow into a larger administrative and commercial hub, such housing initiatives are increasingly viewed as essential for ensuring that urban expansion is supported by planned residential infrastructure rather than unregulated sprawl.
