South Bengaluru’s Hebbagodi micro-market has added a new high-rise residential project to its pipeline, underscoring continued premium housing demand along the Electronic City corridor. Developer Puravankara Group has announced a large-format gated community in Hebbagodi, positioning it as a low-density development aimed at upper-income homebuyers and investors.

The project, branded Purva Silversky, spans a sizeable land parcel and will offer three-, four- and five-bedroom apartments. Unit sizes range from under 2,000 sq ft to more than 5,000 sq ft, reflecting a clear tilt towards spacious layouts a segment that has gained traction in the post-pandemic housing cycle. Pricing, according to market sources, places the project firmly in the premium bracket for South Bengaluru. The Hebbagodi stretch, located off Hosur Road and near Electronic City, has steadily transformed from an industrial and peripheral zone into a residential catchment serving technology professionals. Proximity to major employment hubs, including campuses of multinational IT firms, continues to anchor housing demand. Urban planners note that connectivity through NICE Road and arterial upgrades has reduced commute times to central and eastern Bengaluru, while proposed metro extensions are expected to further strengthen the corridor’s accessibility. Industry consultants tracking the Bengaluru residential market say premium inventory in southern micro-markets has seen steady absorption, supported by sustained hiring in technology and allied services. Larger homes with improved ventilation, community amenities and green buffers are increasingly preferred by dual-income households seeking long-term asset value rather than speculative gains.

The developer has emphasised lower density and a higher proportion of undivided land share a metric often viewed by buyers as a proxy for land value and exclusivity. However, analysts caution that as projects scale up in size and height, execution discipline, regulatory compliance and infrastructure readiness will determine delivery timelines and overall livability. Hebbagodi’s social infrastructure has expanded in recent years, with established schools, tertiary healthcare facilities and neighbourhood retail within short driving distance. The presence of institutions such as Narayana Health and national school chains has strengthened the area’s appeal for family end-users. From an investment perspective, rental demand in the Electronic City belt remains tied to the technology workforce cycle. While yields in premium segments are typically lower than mid-income housing, long-term capital appreciation depends on sustained infrastructure upgrades and responsible urban growth.

As South Bengaluru continues to densify, projects in emerging corridors like Hebbagodi will be closely watched for how they integrate open space, water management and mobility planning into high-rise living.
