Brigade Group has strengthened its southern India expansion strategy with the launch of two major IT assets in Kerala laying the foundation stone for a new World Trade Center (WTC) tower in Thiruvananthapuram and inaugurating Brigade Square, a 1.85 lakh sq ft office building near Technopark.
The upcoming WTC at Technopark Phase I in Kazhakootam will rise 20 floors above ground with four basement levels, positioning itself as a Grade A commercial landmark in Kerala’s capital. Designed as a global business hub, the development is aimed at attracting multinational corporations and strengthening Thiruvananthapuram’s appeal as a technology investment destination. The foundation ceremony was attended by senior state officials, underscoring the government’s support for private sector-led infrastructure expansion. Simultaneously, Brigade inaugurated Brigade Square, located near Technopark’s Park Centre, adding ready-to-occupy commercial capacity to the city’s IT ecosystem. The dual launch reflects Brigade’s calibrated strategy to deepen its footprint in high-growth, talent-rich but relatively under-supplied markets. Kerala, particularly Thiruvananthapuram and Kochi, has been positioning itself as an alternative to saturated metros such as Bengaluru and Chennai, offering competitive costs, infrastructure upgrades, and policy incentives. In parallel, Brigade also announced plans to expand its WTC campus in Kochi’s Infopark Kochi, adding another tower that will take total IT office space there to approximately one million sq ft. This phased expansion signals long-term confidence in Kerala’s commercial office absorption trajectory.
Industry observers note that while Kerala has traditionally lagged Tier I cities in Grade A office stock, improving connectivity, a strong engineering talent base, and proactive state policies are gradually reshaping investor sentiment. With land availability constraints emerging in parts of Kochi, policy recalibration and vertical expansion are expected to drive the next phase of supply. For Brigade, the WTC branding adds international visibility and credibility to the developments, potentially attracting global occupiers seeking emerging tech corridors with lower occupancy costs. The company’s integrated development model combining commercial, retail, and hospitality assets could further create ecosystem synergies across its Kerala portfolio. The launch also aligns with Brigade’s broader strategy of diversifying beyond its core Karnataka base, mitigating geographic concentration risk while tapping into emerging IT clusters.
As Kerala sharpens its ambition to become a global technology hub, Brigade’s WTC and Brigade Square projects represent more than incremental supply they signal institutional confidence in the state’s long-term commercial real estate fundamentals.
