Brigade Expands Commercial Portfolio in Kerala with Twin Projects
Bengaluru-headquartered Brigade Group has expanded its footprint in Kerala’s commercial real estate market with the launch of the World Trade Center (WTC) and Brigade Square in Thiruvananthapuram, reinforcing its long-term commitment to the state’s growing IT and office ecosystem.
The World Trade Center is coming up at Technopark Phase I in Kazhakootam and is positioned as a landmark office development aimed at attracting multinational corporations and global capability centres (GCCs). The tower will feature 20 floors, along with a ground floor and four basement levels, and is designed as an integrated business hub offering Grade A office infrastructure. According to Brigade, the project is intended to strengthen Thiruvananthapuram’s positioning as a competitive IT destination in South India by enhancing infrastructure and attracting global occupiers seeking scalable, high-quality office space. In addition to the WTC, Brigade has launched Brigade Square, a 1.85 lakh sq ft IT office building located near Technopark’s Park Centre. The development is expected to cater to rising demand from technology companies and allied sectors looking for premium office space within the Technopark ecosystem. M R Jaishankar, Executive Chairman of Brigade Enterprises, said the company’s continued investment in Kerala is driven by the state’s strong talent base and growth potential.

Jaishankar also outlined expansion plans in Kochi, noting that Brigade intends to add another tower to its existing WTC development at Infopark. Once completed, the total IT office space at WTC Kochi including currently operational towers is expected to reach approximately one million sq ft. Industry stakeholders believe the new developments could significantly enhance Technopark’s capacity to accommodate global firms. Sandip Kumar, IAS, CEO of Technopark, highlighted the city’s connectivity and talent advantages, while pointing to policy support for the sector. “The city has good connectivity and talent pool for companies to thrive and Technopark offers many opportunities with availability of land and space. Moreover, the new IT Policy will outline the incentives for the industry,” he said, adding that policy changes could help address land constraints in Infopark Kochi.
