672 Flats Ready for Residents Under MHADA’s Patra Chawl Redevelopment in Goregaon
After a long wait of 16 years, eligible residents of Patra Chawl in Siddharth Nagar, Goregaon, are set to receive their new homes as the Maharashtra Housing and Area Development Authority (MHADA) successfully completed the construction of 672 flats in the R-09 segment of the Siddharth Nagar Redevelopment Project.
A senior MHADA official shared that the R-09 plot consists of 16 wings, labeled A to P, and spans over 17,463.30 square meters. “The total built-up area of this project is 45,200.91 square meters, with each apartment offering a carpet area of 650 square feet and an additional 117-square-foot balcony,” the official explained. Of the 686 flats constructed, 672 have been designated as rehabilitation units for the original residents. The construction began in 2022, and MHADA will soon begin allotting flat numbers to 629 eligible owners. However, 43 apartments remain unclaimed, as no owners have come forward yet. “The decision regarding these units will be made later,” added the official.
The redevelopment project incorporates several modern amenities to enhance the residents’ quality of life. These include two spacious community halls, a children’s play area, a landscaped garden, a fitness center, and a meditation centre. The total area for community and recreational spaces covers more than 1,500 square meters. Safety and convenience are top priorities, with each building wing featuring two elevators and an automated fire-fighting system. The project also includes ample water storage, including a five-lakh-litre domestic water tank, an eight-lakh-litre fire-fighting tank, and additional rainwater harvesting tanks. A sewage treatment plant (STP) is located in the basement, while terrace tanks provide water for fire safety, domestic use, and flushing.
The apartments are designed with modern aesthetics and functionality, featuring false ceilings in the living rooms, an additional service platform in the kitchen, and balconies with stainless steel and glass railings, adding to the complex’s overall appeal. The completion of the R-09 segment marks a significant step forward in the Siddharth Nagar Redevelopment Project, underscoring MHADA’s commitment to urban redevelopment and improving housing conditions in Mumbai. The project is expected to provide quality housing and an enhanced living experience for its residents.
