In a significant development for Delhi’s housing sector, the Delhi Development Authority (DDA) is poised to unveil three major housing schemes this August, offering a total of 39,573 flats across various income categories. The schemes will cater to a wide spectrum of potential homeowners, from low-income groups to high-net-worth individuals, spanning several prominent localities including Dwarka, Rohini, Jasola, Narela, Loknayakpuram, and Siraspur.
The flagship initiative, the Sasta Ghar Housing Scheme, is set to provide approximately 34,000 flats aimed primarily at low-income groups (LIG) and economically weaker sections (EWS). These budget-friendly options will be available in areas such as Ramgarh Colony, Siraspur, Loknayakpuram, Rohini, and Narela, with prices starting at approximately Rs 11.5 lakh. This scheme will operate on a first-come, first-served basis, offering an accessible entry point for many aspiring homeowners.
In parallel, the General Housing Scheme will offer around 5,400 flats to a more diverse audience, including higher-income groups (HIG), middle-income groups (MIG), LIG, and EWS. These units will be located in Jasola, Loknayakpuram, and Narela, priced at current 2023 rates without escalation, starting from roughly Rs 29 lakh. This scheme is designed to address the housing needs of a broader demographic.
For those seeking luxury, the Dwarka Housing Scheme will introduce around 173 high-end flats in Sectors 14, 16B, and 19B of Dwarka, with starting prices of approximately Rs 12.8 crore. These premium residences are tailored for MIG and HIG buyers and will be sold through an electronic auction process. In addition to these housing schemes, the DDA has approved the relocation of eligible households from the JJ cluster at Kali Bari to EWS flats in Narela. The land currently housing the JJ cluster will be repurposed for a new Mother and Child Care Hospital.
The DDA has also revised its policy for the management of community halls, introducing a new fee structure and operational guidelines. Bookings can now be made online up to 120 days in advance, with a maximum reservation period of five days. Additionally, multipurpose community halls and adjacent open spaces will be licensed through e-auction for five years, accommodating various events including weddings, cultural functions, and exhibitions. Ancillary facilities such as gyms, yoga rooms, and ATMs will also be included.
Furthermore, to ensure the timely completion of ongoing construction projects, the DDA has extended the deadline for residential, commercial, industrial, and institutional plots to December 31, 2025. This extension is expected to provide developers with the necessary leeway to meet project milestones and address any construction delays. This comprehensive suite of housing and community development initiatives underscores the DDA’s commitment to addressing Delhi’s diverse housing needs while enhancing community infrastructure.
